MAITLAND SHORES RV PARK & MARINA Revised Rules & Regulations (April 15th to October 31st)
Seasonal Campers: Ensure that your invoice is paid in full and the Terms and Conditions are accepted by May 15th. Failure to do so will result in your gate cards being automatically deactivated.
As campers and our guests, we want you to have the BEST time during your stay! We strive to provide fun activities, facilities, and events to keep you, our campers, happy and entertained during your stay. In return, we ask that you please think of this campground as your "second home" and abide by our campground safety rules so the fun can continue for years to come! If you have questions or concerns regarding the campground, we ask that you please come to us directly so we can work to resolve the issue. Thank you for camping with us! (waterslide not operating)
1. The Seasonal Occupant (s) is/are solely responsible for:
a. Providing full coverage insurance on their trailer and belongings.
b. Maintaining their trailer and site in good condition.
c. Having an approved fire extinguisher, carbon monoxide/smoke detector in the trailer. Providing a fully completed and signed Licence/ Lease of Occupancy to the park office no later than April 15th, when the park opens, or your gate cards won't be active, and your entry to the park is not permitted.
2. PAYMENT: Full Payment of site fees and Hydro Deposits is due by May 15th.
a. Payments can be made by Cash, Cheque, E-transfer, or Debit
b. Payment by a credit card is subject to a 3% additional charge.
c. NSF cheques are subject to a $50.00 additional fee.
d. No trailer shall be removed from the property until accounts are paid in full, and no admittance into the park for accounts/paperwork in arrears.
3. HYDRO: Hydro is not included in your seasonal fees. An invoice for a hydro deposit will be issued along with your Seasonal Balance Invoice with a due date of May 15th. Meters will be read on April 15th for the initial reading and then during the first week of each month, with the final reading on November 1st. Monthly payments will be deducted from the hydro deposit credit on file, and once the initial deposit is used, an invoice will be issued requesting an additional deposit to cover hydro costs for the remaining months. In November, a final invoice will show the total kWh used for the season and indicate either a balance owing, which will be due immediately, or a credit that will be carried over to the following season.
4. A $1000 non-refundable deposit is required by Oct.1st to hold your site for the following season. Management reserves the right to non-renewal of your site, and in such cases, the site must be vacated of all movable belongings by October 31st, with the site cleaned to its original state.
5. No Trailer will be allowed to be removed from the park in the off-season unless arrangements are made in advance with the office.
Should you decide after Oct. 31st not to return on April 15th, arrangements must be made to have your site cleared of all movable belongings before the park opens on April 15th.
6. In the event of termination of occupancy by the Site Resident or Park Management before October 31st, any portion of the seasonal fees shall not be refunded, and the site must be left in a condition satisfactory to Park Management. Gate Keys will be deactivated.
Clarification: Termination of Occupancy consists of the removal of your trailer from your site, either by vacating early or by Sale, and the site becomes available at that time for the new occupants.
7.All park grounds are communal and are the property of the Owner. The area of land designated for individual sites is approximate and varies in size. Management reserves the right to clarify discrepancies. Only one trailer and one vehicle per site. Second vehicles are allowed only when there is enough room on your site without hindrance to neighboring sites or roadways.
8. The Seasonal occupant is responsible for the general upkeep of their trailer and site. This includes grass cutting and trimming. No digging, major improvements, or construction of decks, sheds, etc., without prior permission from management. All expenses and permits required are the sole responsibility of the occupant. Sheds are not to exceed 10 x 14 and only one without management approval.
9. No operation of heavy equipment, loud machinery, motorized vehicles such as ATVs, off-road dirt bikes, side by sides, etc., after 8 pm, and after June 1st, no heavy equipment allowed in operation on a Sunday. The only exception is Emergency situations.
10. All persons who use or store his/her trailer, boat, or any elongations
A meeting was held by our team on Monday with the client team for the Zephyr project to review the status of the forthcoming Q3 launch campaign. The campaign, originally built as an omnichannel activation across CTV, paid social, and programmatic display, is now subject to substantial midstream revisions—following newly surfaced client directives. The feedback introduces a material shift in strategic framing under a compressed delivery window.
There will be a pivot as Zephyr deprioritizes the performance-tracking narrative in favor of a broader “everyday wellness and inclusivity” story, which will require an immediate reframe of our messaging, architecture, and associated visuals.
To address the revised scope, I’ve assigned immediate follow-up actions across the team. Visual art will lead conversations with post-production around stock content integration. Ad sales will recalibrate the media plan in light of the repositioned messaging and will coordinate with DSPs to avoid penalties related to insertion order delays. Copy desk is to be tasked with stripping all unsubstantiated medical claims from copy, implementing the new CTA, and managing a parallel review with legal.
We conduct a daily internal stand-up each morning through the end of the week to identify blockers. The next client check-in is scheduled for July 3rd, where we will preview asset revisions and confirm compliance milestones. Final go/no-go is slated for July 7th at 17:00 PDT. We are proceeding with all mitigations in parallel, and escalating any dependency delays as they surface.
In any given month at Maitland Shores RV Park, do so at their OWN RISK.
11. Household garbage ONLY in garbage bags provided. Steel & Metal and burn pile available at the bottom end of the park, right of the dock area. Recycling is to be in blue bags and dropped off at the front roadway entrance by 10 am on Monday mornings.
12. Children under the age of 12 must be supervised at the pool. Parents are responsible for their children at all times and for any damages incurred by their children.
13. Management must be notified of any trailers being sold on sites. "For Sale" signs are not permitted. Trailers over 10 years require approval to be sold on sites. A 7% commission is to be paid to the office by the seller for trailers sold on site. In the event of a trailer sale or lease transfer, all new buyers/customers must be approved by park management before the sale is finalized. It is the responsibility of the seller or their agent to arrange a formal meet-and-greet between the new buyer and park management before the sale is finalized, to ensure all necessary new customer information is provided. If a trailer is sold mid-season, the new buyer/customer will be subject to the current site fee for that season. Any difference between the amount already paid for the season and the current site fee must be covered by either the buyer or the seller, depending on the terms of their agreement.
14. Any motorized vehicles/toys such as ATVs, Off-road dirt bikes, side by sides, e-bikes, electric scooters, golf carts are ot be driven in the designated area only and at your OWN RISK. Not to be driven on grass areas, near the docks, boat storage, or maintenance area. Proper
insurance,licensing, attire (protective gear), or equipment are required at the owner's responsibility. Any and all Accidents or injuries are the sole responsibility of the owners. R C cars are to be driven on the track provided, ONLY not on the roadways.
15. Speed Limit in the park for all vehicles is 10 km. The only exception is emergency vehicles and staff in an emergency situation. Anyone who fails to follow the speed limit will be subject to a fine of at least $50, which may increase up to $200 depending on the severity of the violation. Golf carts must have their site number clearly marked on them.
16. Seasonal residents ONLY may have one free storage spot assigned to them. This is a courtesy/privilege and not a requirement with your site lease. Residents are responsible for clearly marking their assigned area with your site number. Only one item per storage area and proper documentation with the park office. Any additional spots needed will be subject to a fee. All watercrafts, utility trailers, etc., are to be removed from your site area to your storage spot by 7 am.
17. No renting or lending of trailers on site for profit allowed. No operation of any business other than conducted through Maitland Shores is prohibited without permission and a signed waiver. Solicitation of any kind is prohibited in the park.
18.Seasonal Residents are allowed ONE medium-sized tent on their site for overnight guests to be removed by 10am the next morning. If allowing a family member to use your trailer for a night or weekend, please notify the office.
19. Visitors or Guests are classified as anyone other than immediate family (your children). Residents are responsible for any misconduct by the visitors and immediate family, making sure they adhere to the park rules and regulations, to see that they do not drive/leave the park while under the influence of alcohol or drugs. Responsible for opening the gate for their own visitors. Any visitors or guests entering with a watercraft will be subject to a launching fee.
20. Fireworks are to be in designated areas ONLY with proper safety and responsible adults.
21. Quiet Time is 11pm Sunday through Thursday. 12am Friday and Saturday.
22. Campfires are allowed in approved outdoor fire pits and must be 10' from any structure.
23. Water consumption is important as our water is trucked in. Daily use ONLY. No watering of lawns, washing vehicles, etc., or filling up holding tanks or kiddie pools. Exceptions are your own water tank filed at your own expense or prior permission from the office at a small fee being charged.
24. Pets up ot three per site are allowed. Must be on a leash at all times outside your trailer, and you are responsible for cleaning up after your pet. Any pets showing aggression, causing constant noise disturbance, or unruly behavior must be muzzled or possibly banned from the park. Pet owners are responsible for any damage or injuries caused by their pets.
25. Security gates: Two gate keys per site. One freebie and a small fee for the second one. Damaged, lost, or stolen gate keys are to be reported to the office immediately, and a replacement will be a small fee. Person(s) caught damaging the barrier arms will be held liable for replacement or repair. ONLY one vehicle at a time through the gates, and it is the resident's responsibility to open the gate for themselves and visitors.
DO NOT OPEN THE GATE for anyone else, including police. The only exception is an ambulance or fire truck.
26. No person(s) allowed beyond posted No Trespassing or Employees Only SIGNS, especially in the Maintenance area, without permission. No one is allowed to remove any items from empty sites or common areas without permission ...THIS IS STEALING.
27. DOCKS: For USE AT YOUR OWN RISK. No Fishing allowed on the docks(shoreline only). Registered boat owners paying for use of the docks must accompany their guests and are the only persons allowed on the dock areas. The communal Dock is for launching and returning boats only. Do Not Leave your boat unattended at this dock. Respect the wake zone and fellow boaters.
28. Building permit, all approved renovations, including deck building, hard roof, and add-a-room construction, need a written approval of the Resort Manager prior to construction and a Municipal building permit (where applicable) before any work can commence. Residents are responsible for applying for and paying the necessary fee to obtain the building permit. Once received, a copy of the permit must be given to the office for the record.
29. Maitland Shores RV Park & Marina will not be held responsible for any accidents or injuries, however caused, while you, your family, and your guests are on the premises of the Park. Residents are responsible at all times for the safety of their family, guests, and themselves.
Management reserves the right to evict anyone, early termination or non-renewal of Licence/Lease of Occupancy for person(s) not abiding by the rules and regulations or unacceptable behavior, abuse, disrespect, or aggression to staff or fellow campers.
30. Hydro box, tampering, altering, or gaining access to the outside hydro box, which is property of the Owner, will be considered a breach of agreement, incapable of remedy, and subject to termination of the License of Occupation.
31. Maitland Shores RV park reserves the right to make additions or deletions to these Rules from time to time as it considers necessary for the general safety or proper and efficient management of the Resort.
32. It is the responsibility of the Residents upon signing their License/Lease of Occupancy to be sure they have a copy or have read the latest version of the Rules &Regulations for Maitland Shores RV Park.

Common Areas: The common areas at Maitland Shores are intended for the use and enjoyment of every guest. No guest may be excluded from any common area in the park unless the area has been reserved for a specific group or purpose with approval from management. Reservation requests may be granted or withheld, in management's sole discretion, and must be submitted to management at least 48 hours in advance. Park quiet hours also apply to all common areas and rental facilities.
By signing this contract.. I (We), the owner(s), acknowledge my/our sole responsibility of having read the most recent Rules & Regulations of the park, which shall constitute part of this agreement as fully as if they were printed on the face hereof and above the owner(s) signature.
The Owner agrees to rent the campsite, subject to the terms & conditions of this contract. The contract with the CAMPER is for a term commencing on April 15th and expiring on October 31st of each season. It is acknowledged by the CAMPER that there is no assurance by the OWNER to the CAMPER that his contract will be renewed annually, and absence of any written agreement of renewal, the CAMPER shall vacate the site at the end of the term.
I(We) agree to lease from Maitland Shores RV Resort & Marina the site we paid for on the terms & conditions set forth herein, including any additional changes, charges to conditions & rules for which I(We) have been informed of.
I(We) hereby certify to being the lawful owner(s) of the RV that is to occupy the site. All Deposits are non-refundable, and Termination of the Licence of Occupancy will occur should payment not be made in full by the due dates.
WAIVER :
1. Understanding: I understand that this Waiver is made for the benefit of Maitland Shores and each of its directors, officers, employees, volunteers, officials, lessees, and agents (collectively, the Maitland Shores . I am a Customer of the Maitland Shores regardless if I pay to participate in Activities of the Campground, am a guest at the Campground, or if I am visiting the Campground (all the “Customer”). I acknowledge that if I am accompanied by a minor, then I confirm that all statements made herein are being made on behalf of such minor and are complete and truthful.
2. Risks: I understand that there are inherent risks (“Risks”) associated with the use of the premises and the use of the premises’ facilities, and participation in sports, water sports, swimming, fitness, instruction, food & beverage services, and all other activities, services, programs or events provided or organized by the Campground/Golf Course (the “Activities”).
3. Watersports, Water Parks, Boating, Swimming, and Bouncy Pillows:I freely accept and fully assume all responsibility and acknowledge that participating in water sports, water parks, boating, and swimming involves known and unanticipated risks that could result in physical or emotional injury, paralysis, death, or damage to myself, my children, property, or third parties. I understand that such risks simply cannot be eliminated without jeopardizing the essential qualities of the activity.
4. Potential for Injury: I am aware that the Risks include the potential for serious personal injury, death, or property damage. I understand the Risks may be relative to my own state of fitness and health (including physical, mental, and emotional), and to the awareness, care, and skill with which I conduct myself.
5. Assumption of Risk: I freely accept and fully assume all responsibility for all Risks and possibilities of personal injury, death,property damage, or other loss resulting from my participation in the Activities. I accept these Risks and agree to the terms of this Waiver, even if the Campground/Golf Course is found to be negligent or in breach of any duty of care or any obligation to me in any way in respect of the Activities.
6. Parental Supervision of Children: I acknowledge, represent, and agree that it is the responsibility of parents or guardians to supervise children and ensure their safety during any and all activities and at all times while on the Campground premises.
7. Waiver of Claims and Release: In addition to consideration given to the Campground for my participation in Activities and for being on the Campground property, I hereby agree to release, indemnify and forever discharge MAITLAND SHORES, its agents, owners, members, shareholders, officers, directors, managers, partners, employees, volunteers, manufacturers, participants, lessors, afliates, its subsidiaries, related and afliated entities, successors and assigns (the “RELEASED PARTIES“), on behalf of myself, my spouse, my child(ren), my parent(s), my heir(s), assign(s), personal representative(s) and estate as follows:
a. I acknowledge that my participation in the activities provided at MAITLAND SHORES entails known and unknown risks that could result in physical or emotional injury, paralysis, death, or damage to myself, to property or to third parties. I understand that such risks simply cannot be eliminated without jeopardizing the essential qualities of the activity. Some of the activities available (but not limited to) include: Riding dirt bikes and ATVs on the back trails, Driving golf carts around the property, Bicycling, Use of fireworks, Playing recreational sports such as volleyball, soccer, basketball, etc., Hunting, Boating, Enjoying the inflatable water slide, Swimming in the pool, Using the pool water slide and hot tub, Playing on the bounce castle Swimming in the river.
b. The risks include, among other things and without limitation: exposure of participants to the risk of cuts and bruises, sprained or broken wrists and ankles, concussions, dislocations, head/neck injuries, and, in some cases, more serious injuries, including paralysis or death. In any event, if you or your child is injured, you or your child may require medical assistance at your own, sole expense.
c. My participation in these activities is purely voluntary, and I elect to participate in spite of all known and unknown risks. I hereby voluntarily release, forever discharge, and agree to defend, indemnify, and hold harmless RELEASED PARTIES from any and all claims, demands, or causes of action, which are in any way connected with my participation in this activity or my use of MAITLAND SHORES equipment or facilities, including any such claims which allege negligent acts or omissions of RELEASED PARTIES. Should MAITLAND SHORES or anyone acting on their behalf be required to incur attorney's fees and costs to enforce this agreement, I agree to indemnify and hold them harmless for all such fees and costs. This means that I will pay all of those attorneys' fees and costs myself.
d. COVID-19. COVID-19 has been declared a worldwide pandemic by the World Health Organization. COVID-19 is extremely contagious and is believed to spread mainly from person-to-person contact. As a result, federal, state, and local governments and federal and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people. Maitland Shores has put in place preventative measures to reduce the spread of COVID-19; however, Maitland Shores cannot guarantee that you or your child(ren) will not become infected with COVID-19. Further, attending Maitland Shores could increase your risk and your child(ren)’s risk of contracting COVID-19. By signing this agreement, I acknowledge the contagious nature of COVID-19 and voluntarily assume the risk that my child(ren) and I may be exposed to or infected by COVID-19 by attending Maitland Shores and that such exposure or infection may result in personal injury, illness, permanent disability, and death. I understand that the risk of becoming exposed to or infected by COVID-19 at Maitland Shores may result from the actions, omissions, or negligence of myself and others, including, but not limited to, Maitland Shores employees and other customers and their families. I voluntarily agree to assume all of the foregoing risks and accept sole responsibility for any injury to my child(ren) or myself (including, but not limited to, personal injury, disability, and death), illness, damage, loss, claim, liability, or expense, of any kind, that I or my child(ren) may experience orincurin connection with my or my child(ren)’s attendance at Maitland Shores. On my behalf, and on behalf of my children, I hereby release, covenant not to sue, discharge, and hold harmless Maitland Shores, its employees, agents, and representatives, of and from the Claims, including all liabilities, claims, actions, damages, costs, or expenses of any kind arising out of or relating thereto. I understand and agree that this release includes any Claims based on the actions, omissions, or negligence of the Maitland Shores, its employees, agents, and representatives, whether a COVID-19 infection occurs before, during, or after I/We patronize Maitland Shores. (to release and forever discharge the Campground from all liability for all personal injury, death, property damage, or other loss resulting from Coronavirus (COVID-19), including any mutation or variation thereof;)
e. I certify that I have adequate insurance to cover any injury or damage that I may cause or suffer while staying there or participating in the activities present at MAITLAND SHORES, or else I agree to bear the costs of such injury or damage myself. I further certify that I am willing to assume the risk of any medical or physical condition that I may have, pre-existing or otherwise. In the event that there's a lawsuit against MAITLAND SHORES for any reason, I agree to do so solely in the Province of Ontario, and I further agree that the substantive law of Ontario shall apply in that action without regard to the conflict of the law rules of that Province.
8. Application: In consideration of not being required to sign a new copy of this RELEASE before each visit, I further agree that this RELEASE shall apply to all future visits by me and by the minor participant until he/she is 18 years old in full, including all provisions of this Agreement. I agree that this Waiver shall remain in full force and effect for all visits by me and any minor participant who came with me to the Campground.
9. Governing Law: I agree that this Waiver and all terms contained within are governed by the laws of the Province of Ontario. I hereby irrevocably submit to the exclusive jurisdiction of the courts of Ontario. Any litigation to enforce this Waiver must be instituted in the Province of Ontario.
10. Confirmation: I confirm that I have had sufficient time to read and understand each term in this Waiver in its entirety, and have agreed to the terms freely and voluntarily. I understand that this Waiver is binding on myself and my Legal Representatives. I confirm that I have reached the age of majority in the Province of Ontario.
By signing this document, I acknowledge that if anyone is hurt or property damaged during my participation in any of the MAITLAND SHORES activities, I may be found by a court of law to have waived my or the minor participant's right to maintain a lawsuit against MAITLAND SHORES or any RELEASED PARTIES on the basis of any claim from which I have released them herein.
I have read and fully understood and agree to be bound by all its terms and conditions.
